Complex documents are used in every California real estate transaction that affect your rights and obligations. I carefully and thoroughly review every type of residential contract including:

ENCROACHMENTS / PROPERTY LINE VIOLATIONS
I scrutinize such real estate matters as:

  • easements, fence line & other possible encroachment concerns
  • homeowners approaching or actually in preforeclosure
  • real property tax assessments

I draft documents such as deed restrictions, deeds transferring ownership (such as from individuals to their living trusts), and I consult with individuals seeking to improve their properties who require special entitlement documents to effectuate their goals. Where necessary, I litigate resolutions that are otherwise not settled.

More than 90% of all disputes end before trial. In those matters involving real estate and business disputes, I am available to define legal rights and obligations so that concerted efforts can be made to resolve conflicting positions early on. My efforts have the added benefit of defining for opposing counsel the strengths of my clients' case while highlighting the other sides' weaknesses.

I consult and work with litigation attorneys where opposing parties and their counsel refuse to resolve without the incentive of engaging in prolonged & expensive litigation. With no duplication of effort or added cost to my clients, this approach gives my clients the best opportunity to bring about a favorable resolution using the strength of my 20+ years of negotiating skills with the power of litigation and procedural posturing.



Occasionally, disputes arise requiring aggressive attention. Understanding that time is of the essence, I become involved early on so that quick, precise, informed decision making can ensue. If, after a few repeated attempts to settle fall short, (as noted above) I can escalate matters to litigation with colleagues with whom I have special working relationships to drive home my client's positions in mediation, arbitration or Court.


I assist small and medium sized businesses form, operate, maintain, and dissolve business entities. There are a myriad of responsibilities and ways in which California businesses must comply with local, state and federal regulations all of which require special scrutiny and diligent follow through. With an aim to be helpful through the life of the business, I help my clients for the duration.


I frequently assist family law attorneys in divorce cases. The real estate component of the 'community' may be the largest financial asset of the marriage. My comprehensive and precise analysis is protected 'attorney work product' that can define value, shape subpoenas, and more. I am engaged either as a consultant, listing agent, expert witness, and/or associate in as co-counsel in pending litigation.
